Sympathetic Heritage & Listed Development

Heritage & Listed Buildings

Our Projects

Discover the Haxton difference; where heritage meets innovation, and your vision for a timeless, sustainable home becomes a reality.

Haxton Developments has had the great privilege of working on numerous listed buildings over the years, honing our craft in the art of sympathetic restoration. We take great pride in our ability to preserve the historical essence of these magnificent structures while seamlessly integrating modern innovations. Our approach ensures not only the aesthetic and structural integrity of your property but also introduces breathability and sustainability through the thoughtful combination of traditional methods and cutting-edge materials.

We understand the unique challenges and responsibilities that come with restoring listed buildings. Our team of highly skilled artisans and craftsmen are dedicated to maintaining the architectural authenticity of your estate, ensuring that every detail is meticulously attended to. We are committed to delivering bespoke solutions that honor the past and enhance the future, creating luxurious living spaces that are as enduring as they are elegant.

Breathability

In many cases, the root problem stems from the loss of breathability introduced over the years to combat dampness. Suspended floors have often been replaced by impervious concrete floors with damp proof membranes. Traditional lime plaster is frequently over-rendered with cement and gypsum, and external walls are similarly rendered. These changes prevent proper humidity movement, leading to condensation issues. The situation is exacerbated by the introduction of heating and, in some cases, double glazing, which further reduces ventilation and compounds the problem.

Insulation

For listed buildings to endure, they must adapt to modern living standards while remaining efficient and sustainable. This is achieved by introducing breathable insulation, such as wood fibre board and lime plaster. These materials enable the building’s original fabric to breathe, allowing moisture to travel through the insulation and condense within the solid lime walls rather than on the wall’s surface. This approach ensures that the structure remains both functional and true to its historical integrity, promoting longevity and comfort without compromising the building’s heritage.

Suitability

The overriding question is always how can we retain the historic fabric and appeal of listed buildings while heating them efficiently? This is achieved by using organic building products that are sustainable, carbon neutral, and environmentally friendly. Often, this involves traditional materials such as lime, wood fibre, and cork, but also includes recycled products like GLAPOR (Recycled Foamed Glass gravel) for insulation under limecrete floors. These materials ensure that the buildings remain true to their historical integrity while meeting modern efficiency standards, promoting both sustainability and comfort without compromising the building’s heritage.

Renewable Heat Solutions

The driving factor for insulating listed buildings is often to enable the use of renewable heat sources. Historically, biomass was the only viable option due to high heat requirements from lack of insulation. However, by taking a holistic approach to insulation and breathability, we can now utilise air source and geothermal heat pumps. Haxton Developments collaborates closely with various renewable energy firms to provide integrated and seamless solutions. This ensures that your listed building becomes a sustainable and efficient place to live, combining historical preservation with modern energy efficiency.

Innovative Wall Insulation for Heritage & Listed Building Renovation

At Haxton Developments, we specialise in the meticulous renovation of listed & heritage houses, ensuring every project is approached with precision, respect for heritage, and a commitment to sustainability. One of the key components in our renovation process is the use of Ty-Mar’s External Wall Insulation (EWI) systems. These systems are designed to enhance the thermal performance of buildings, providing an eco-friendly solution that respects both the environment and the historical integrity of the property.

Why We Choose Ty-Mawr: The Unmatched Benefits of Their Wall Insulation Systems

    Enhanced Thermal and Acoustic Performance

Ty-Mawr’s EWI systems are renowned for their excellent thermal and acoustic properties. By improving the insulation of your manor house, these systems help maintain a comfortable indoor temperature throughout the year, reducing the need for excessive heating in winter and cooling in summer. This not only contributes to a more pleasant living environment but also significantly lowers energy consumption and utility bills.

    Vapour Permeability for Healthier Living

A unique feature of Ty-Mawr’s insulation systems is their vapour permeability. Unlike many conventional insulation materials, Ty-Mawr’s solutions allow your building to breathe, regulating humidity levels and preventing issues such as dampness and mould. This creates a healthier indoor environment, promoting the well-being of the inhabitants and preserving the structural integrity of your manor house.

    Sustainable and Ecological Solutions

    Commitment to Sustainability

As a manufacturer and supplier of traditional and environmentally-friendly building materials, Ty- Mawr is committed to sustainability. Their EWI systems are part of a broader range of LABC- registered sustainable building solutions. By choosing Ty-Mawr, you are investing in high-quality, ecological insulation materials that contribute to a more sustainable future.

    LABC-Registered Systems

Ty-Mawr’s EWI systems are LABC-registered, ensuring they meet stringent building regulations and standards. This registration is a mark of quality and reliability, giving you peace of mind that your insulation system is both effective and compliant. As a proud partner of LABC Cymru, Ty- Mawr continues to lead the way in sustainable building solutions.

    Customised Insulation Packages

At Haxton Developments, we understand that every manor house is unique, with its own set of challenges and requirements. Our approach is tailored to meet the specific needs of each project, ensuring that the chosen insulation system complements the architectural style and historical significance of your property. Whether you opt for wood fibre boards or cork boards, we provide solutions that blend seamlessly with your manor house’s aesthetics.

After the installation, we offer comprehensive aftercare services to maintain the performance and appearance of your insulation system.

    Considerations for Installation

    Changes to Physical Appearance

Installing external wall insulation will alter the physical appearance of your building, a factor that typically requires planning permission. This process may also necessitate the removal and reinstallation of rainwater goods and adaptations to roof and wall junctions, as well as window and door openings. These changes are essential to accommodate the increased wall thickness and ensure the insulation system’s effectiveness.

    Professional Guidance and Support

Given the complexity of external wall insulation installation, it is advisable to seek professional guidance. Our team at [Your Company Name] is experienced in handling such projects with the utmost care and attention to detail. We collaborate closely with Ty-Mawr to ensure that every aspect of the installation meets the highest standards. For additional technical information, you can refer to Ty-Mawr’s comprehensive technical sheets or contact their Technical Support team directly at 01874 611350 or via email at technical@lime.org.uk.

    Ideal for Refurbishment Projects

    Adaptable to Various Wall Types

Ty-Mawr’s EWI systems are versatile, making them suitable for refurbishing both solid external walls and cavity walls. However, it is crucial to ensure that cavity walls are properly sealed or filled before installation to achieve optimal performance. For solid walls, the insulation system is applied externally, effectively wrapping the building and providing a continuous insulation layer that eliminates thermal bridges.

    Minimal Disruption with Cork Plaster

For projects where minimizing disruption is a priority, Ty-Mawr offers an innovative ecoCork plaster. This solution provides effective insulation while being less intrusive than traditional board systems. The ecoCork plaster is designed to carbonate under the right conditions, ensuring long- lasting performance. Additionally, it enhances the weatherproofing and airtightness of your building, protecting it from the elements.

Designed with traditional solid wall construction in mind, this breathable and insulated floor system offers unparalleled benefits for both historic renovations and modern builds.

The Unique Benefits of the Sublime® Floor System

    Breathable Design for Traditional Buildings

The Sublime® floor system is specifically designed to mitigate the risks associated with introducing a damp proof membrane (DPM) to traditional constructions. This system allows your building to breathe, preventing the common issues of trapped moisture and dampness which can compromise the integrity of historic structures. The system’s high-performing materials ensure it is equally effective for new builds and extensions, making it a versatile choice for any project.

    Endorsed by Experts

As noted by Dr. Gerallt Nash, Curator at the National Museum of Wales, St Fagans, the Sublime® floor system offers an ideal solution for managing humidity levels within buildings. The combination of a controllable under-floor heating system with an insulated limecrete floor allows the building to dry out gently and naturally, creating a stable internal environment for both staff and visitors.

    1. Glapor Recycled Foamed Glass Gravel (RFG)

    • Damp Protection: Glapor RFG is a non-capillary material, preventing moisture movement through capillary action. This feature provides effective damp protection for the Limecrete slab without the drawbacks associated with conventional DPM in traditional buildings.
    • Insulation: Formed from 100% recycled glass, Glapor RFG contains numerous small air bubbles that provide excellent insulation, reducing heat loss from the subsoil with a thermal conductivity of 0.078W/mK.
    • Structural Hardcore: With tested compressive strength, Glapor RFG serves as a structural hardcore, eliminating the need for an additional Type 1/MOT subbase.

    2. Limecrete Slab

The Limecrete slab, made from a blend of natural hydraulic lime (NHL) and recycled aggregate with screed fibers, provides essential load-spreading capabilities. It distributes loads over the Glapor layer while offering significant thermal mass, enhancing the overall energy efficiency of the floor system.

    Installation and Customization

The Sublime® floor system requires a minimum depth of 150mm for the Glapor layer and 100mm for the Limecrete slab.
